Finding Investment Properties

I am involved in picking up several properties a month which we quickly flip to other investors or buyers intending to occupy and fix it up. The last few months have completely changed the way that we market to homeowners. Our strategy originally was short selling a property, yet recently, the market has inflated everyone's equity so much that we have resorted to purchasing homeowner's equity for a discount. My question is what can I do that will attract a homeowner's attention in a market flooded with investors and realtors?

Any help would be greatly appreciated!
